I have been representing
buyers since 1995 in Martin County. My professionalism,integrity
and extensive knowledge of the area and the local real estate
market is an asset to anyone purchasing real estate. The cost to you
is nothing and the benefits numerous. Searching the Internet is great
to get an idea of what is available that meets your criteria: however
there are many other factors to consider when purchasing real estate.
Internet sites may not be as current as the information
that I have available to me. Remember, the listing agent is representing
the seller!
1.Consultation: I will listen and we will discuss
what your real estate needs are to determine what is the best type
of property and location for you. We need to work well together as
a team to achieve your goals.
2.Mortgage: It is extremely important that you have
decided how you are going to finance your new home and choose the
right mortgage professional. I
will put you in contact with proven, experienced, honest, knowledgeable
mortgage professionals that understand the importance of doing
what is best for you and keeping with-in the time lines of the
contract and estimated mortgage costs. I don't like surprises!
There are many excellent local mortgage companies and brokers for
you to choose from.
3.Finding the right properties: Finding the right
property takes time and I believe in educating my clients
so they can make the right decision. I will research
all properties that meet with your criteria (new construction,
resale's, For Sale By Owners ) and select the best properties for
you. (Not just my listings, or my companies listings). There
are many factors other than price that are extremely important.
My extensive knowledge and experience will be shared with you to
help you make the right real estate decision.
4.Viewing Properties: We will view all properties
that meet with your specific criteria. You don't need to be wasting
time looking at properties that don't meet your criteria or are
priced considerably more than your willing to spend. If there is
an overpriced listing with a motivated seller I will know!
5.The Contract: We will review the comparable sales
and decide what is the best strategy to take to achieve your goals
prior to making the offer. I will prepare and explain the contract
for sale and purchase and present the offer to the listing agent
or directly to the seller.
6.Inspections: I will set up the inspections for
you and be present (when possible) so I can report back directly
to you about any deficiencies. Inspections are very important whether
your purchasing new construction or a resale. There are many
excellent licensed companies for you to choose from.
7.The Closing: I will be personally following the
transaction from contract to closing making sure that everything
goes as planned. Making the right choice for a closing agent is
very important. There are many excellent real estate attorneys
(same cost as title companies) and title companies for you to choose
from.
