April 24th 2008- Home Sales Up! Active Market !

For the second month in a row, Treasure Coast home sales are up. In the Fort Pierce-Port St. Lucie Metropolitan Statistical Area, which includes Stuart, home sales improved 14 percent in March from a year earlier. The region was the only metro area in Florida to see such a gain. There are outstanding buys available in all catagories of properties. Don't miss the boat ! March 13, 2008 - Positive Real Estate Trends!

I just received an email from the President of WCI Real Estate Services Division President Mr. Rei Mesa with a trend report from local Realtor Associations where Prudential Florida WCI Realty has offices. The trends are encouraging and the buyers are recgonizing in these areas that there are excellent buys.

The activity is excellent and buyers have realized that there are exceptional buys available in the market. The interest in waterfront properties both single family homes and condominiums is outstanding. There are excellent buys in both categories as well as condominiums not on the water.

I think back often to 2002-2003 when the boom was beginning and buyers were saying it won't last, the properties won't appreciate anymore and said they would wait and see. Well prices escalated and many buyers missed out on the opportunity. That time is here again. Properties are selling at prices I can't believe. Mile wide Intracoastal and St. Lucie River properties for under $1,000,000 ! In some cases that is hundreds of thousands of dollars under the peak. Direct oceanfront condominiums with awesome views around $300,000. You don't see that value anywhere else in Florida!

I don't have a crystal ball, nor do I have all the answers, however after almost 14 years in Stuart Florida in real estate I know good value!!!!

With the passing of Amendment 1 doubling the homestead exemption as well as other key tax changes it is great news!

The market is very active and the real estate that is priced right is selling at great prices. With the recent interest rate cuts and probably more cuts to come as well as the recent passing of Amendment 1 the activity is the best I have seen since August 2005. January 2008-Martin County Florida 2008-2010 Real Estate Forecast

The 2008 Real Estate Forecast, commissioned by Florida-based Attorneys’ Title Insurance Fund’s Consumer Education Campaign, was created to provide a snapshot of Florida’s real estate outlook for 2008-2010. The forecast was created based on data from The Fund Real Estate Index and analysis from The Fund’s Chief Economist and Principal of Fishkind & Associates, Hank Fishkind, Ph.D.

To summarize this extensive report the selling prices appear to have bottomed out and will remain at the 2007 levels. The number of sales will increase starting in 2008 and move forward for the next two years. The prices will move slowly upward in 2009 and 2010.

For those of you that are not familiar with Martin County this unique area is centered around it's magnificent mile wide waterways and has very little western development like the rest of Florida. The very desirable eastern part of the county which includes Hutchinson Island is very much in demand. These areas are for the most part are built out. There are no new condominium developments that can be built on Hutchinson Island (Martin County ) ( four story height limit ) and as we all know there not making any more waterfront. The opportunities are there at the right prices. You deserve the best and Martin County (approximately 140,000 population ) offers a special location unique to most of Florida.

December 31s,t 2007 -Happy New Year!

The sold prices this year have adjusted from our highs of the boom and it looks like that is where the bottom is in this area. We are slowly moving forward not backwards and the opportunities are there if you are in the market to purchase real estate. 2008 should be an improvement over 2007 in this area.

As the year comes to an end the real estate market in this area is slowing moving forward as I see more activity since the downturn started in August of 2005. The prices that properties are selling for are reminiscent of 2003.
